Crescent Lake Neighborhood

Crescent Lake is one of the hottest neighborhoods in St Petersburg! Houses in Crescent Lake are flying off the market and aggressively increasing in value.  There are hundreds of great neighborhoods in St Petersburg! What makes Crescent Lake such a hot commodity these days?

Perhaps one of the most notable selling points of Crescent Lake is the proximity to downtown St Pete.  A simple four minute drive, ten minute bike ride, or a twenty minute walk is all it takes for you to be in the heart of our beloved downtown.  Most of the residents love the comfort of a neighborhood feel with the convenience of being able to be downtown in a matter of minutes!

For those that love being outdoors, the 56 acre park in the heart of the neighborhood is serene and stunning.  You can often find fitness gatherings such as group yoga, mommy and me fitness, rugby, soccer, and running groups.  Enjoy the sparkling lake by walking or running the 1.1 mile loop around the lake or take a time out and hang in a hammock for awhile.  Sit and relax while trying to spot some of Florida’s wildlife or unique collection of birds that gather at the large lake.

Crescent Lake is very family friendly as well! The Crescent Lake Park features a large playground that is always teeming with children running and playing!  To the side of the playground is a large field that is perfect for throwing around a ball or playing tag.  Most of the children love the large Banyan trees that are scattered around the park.  Man can make jungle gyms, but not as well as nature can! Even novice tree climbers will find joy in these easily scalable trees! After all of that activity, brave children can be spotted feeding the numerous geese that live around the lake.

Crescent Lake is great for dog lovers as well! The aforementioned walking path is always a popular walk for people with dogs to do.  There is also a large, off leash dog park that is split into large dog and small dog parks.  The large dog park is usually busy with fun-loving, rambunctious, friendly dogs but if no one is there, the park provides balls to play with! The park is almost always clean since there are waste pages provided.

For the sports lovers out there fear not! There are very well maintained tennis courts that are always busy with people playing tennis and pickle ball.  There is also a baseball field in Crescent Lake Park as well.  There are a few high school teams and intramural that play at this field so it is not always available.

While we’re on the subject of the baseball park, there is a lot of history behind it! It was originally the spring training field for the New York Yankees.  It was the field that Babe Ruth himself trained on! There is a much beloved rumor that Babe Ruth was playing in a spring training game and was running to catch a ball when he spotted an alligator.  Despite his love of the game, he refused to get a ball that close to an alligator.  (Whether this story is true or not we do not know but it is a beloved story that circulates around St Pete).

Even without all of the selling points of Crescent Lake Park, the real estate itself is a reason to move to the Crescent Lake neighborhood!  The neighborhood itself is approximately 550 residences and 35 square blocks.  The Crescent Lake neighborhood has a stunning balance of old and new.  New construction and complete rehabs of homes are very common and are changing the landscape of the area.  However, a lot of the streets in the neighborhood still have brick roads and extremely old trees, maintaining the charming history of the area.  There are still plenty of craftsman style homes and old ranches that help to maintain the historical aspect of Crescent Lake.

Is Crescent Lake a good investment? It would seem that the area still has a lot of growth potential.  Homes in the area are appreciating, new construction will continue to assist in market values, and the demand is currently sky-high! The neighborhood is continuing to improve as restorations of old structures continue and the new residents assist with and insist on a higher level of maintenance.

Curb Appeal Made Easy!

We all know the saying “don’t judge a book by its cover”. However, it seems that no one ever passed this information along to real estate buyers.  Curb appeal is one of the most important factors when selling your home.

Why does it matter so much? It is the first thing that a buyer will see when driving up to a property.  Initial react is extremely powerful and we want a buyer’s first impression to a positive one!   The exterior of your home also reflects the general maintenance of a home.  If the exterior is ragged, buyers will expect the interior to be poorly maintained as well and will be wary of possible hidden issues.

So what are some of the best ways to improve curb appeal and appeal to more buyers?

1. Role-play

Pretend you are a buyer (or call your overly critical friend over) and walk around your entire house.  Jot down things that need repaired, cleaned, or replaced.  That old tennis ball that has been sitting on your roof that you don’t see anymore? That’s an eyesore that buyers will notice.  That chipped paint on the door frame that is barely noticeable to you because you see it everyday? Buyers may assume you do not care about your house as much as you should.  The deck that you’re used to? It’s filthy and needs a good power wash.  It will make it look like new!

2. Bust Out That Green Thumb

Colorful flowers, ferns, bushes, and pots are a fast, easy way to spruce up your curb appeal! Not only are the colors eye catching but gardens add a welcoming, homey feel.  An added bonus is that buyers know plants are difficult to take care of and your colorful porch will prove how much you care about your home.

While you’re at it, make sure your lawn is trimmed, weed free, and green! A well cared for lawn goes a long way in curb appeal.  It brightens the area surrounding your home and immediately creates an “at home” feeling for potential buyers.

3. Highlight The Front Door

The eye naturally drifts toward the front door and you want to make sure it is bright, fresh, and makes your home stand out.  One of the best ways to make your front door pop is to adda fresh coat of paint to the door and frame.  We also recommend adding a seasonal wreath to the front door.  Wreaths create an inviting touch and allow the buyers to begin picturing their decor or holidays in the home.  Finally, replace old hardware such as door knobs, locks, and house numbers.  Trust us on this one, new hardware can make a world of difference!

4. Curb Appeal Begins Online

Remember that most homebuyers begin their search online, so curb appeal will begin through a computer.  Only hire a real estate professional who uses professional photographers (like Wolf Real Estate FL).  Professional photographers will be able to capture your home at the best angles and best light.  The photos of your home will either make buyers want to see your home or may make them pass.  Our photographers are the best in the business and we know the buyers will be left wanting more!

Remove anything that is laying around the yard or porch.  Tuck bicycles, old pots, lawn care items, hoses, and toys in the garage.  You want a crisp, clean exterior that draws buyers in and makes them want to see more!

5. Add Outdoor Lighting

In addition to adding curb appeal, buyers know that a well-lit home is a safer home.  Illuminate a path or add accent lighting to a tree or the home.  The brighter the area, the larger the home will appear!   Make sure you replace any burnt out light bulbs from existing exterior lighting as well.  You want to ensure buyers know you care about your home and simple home maintenance is not overlooked.

6. Maintain Gutters and Downspouts

Let’s face it. We live in Florida and we have foliage problems pretty much year round.  In those hot summer month, our storms blow leaves, prawns, and sand into gutters and in winter, trees shed leaves, further clogging up the gutters.  Simple maintenance like cleaning gutters show buyers you care about the upkeep of your home.

If your gutters or downspouts are chipped, rusted, or bent, you should consider replacing them.  Check out vinyl snap-fit gutters for an easy replacement! They look nice and require very few tools and no painting.

7. Hire a Real Estate Professional Who Can Highlight the Best Parts of Your Home

That would be us!   Our real estate professionals undergo an extensive training about listing homes, marketing homes, and presenting homes in their best possible light.  We are able to point out all of the positive aspects of your home and help make buyers feel confident that your home is the best option for them.  Our training system allows our agents to look for the good in every home and how to properly present potential negatives to buyers.

If you are looking for a real estate team that is truly in your corner, Wolf Real Estate FL is here!

One St Petersburg

If you have been anywhere near downtown St Pete lately, you have undoubtedly noticed the construction on almost every corner.  It goes without saying that the landscape of St Petersburg is changing and developing rapidly.  Perhaps the largest and most noticeable change of them all is the construction of One.

One boasts on their website they are ushering in a new era to downtown St Petersburg.  Bold claim or a true statement? Perhaps both. Prior to the construction of One, the tallest building in downtown St Pete was Priatek Plaza, reaching 386 feet, closely followed by the tallest residential building, Signature Place at 381 feet.  One will dwarf these buildings, reaching 41 stories high and standing 450 feet.

So why does the claim of a new era seem fitting? When completed, One will have 253 luxury condominiums.  This will bring 253 new residents to downtown St Petersburg! Whether you love it or hate it, our stunning city is no longer the best kept secret in Florida and people are moving here in droves! The era of One will bring a more lively downtown scene to St Pete and 253 more people to help support all of these amazing local restaurants that keep popping up!

One will elevate downtown living to new luxury levels. The east side of the building will offer stunning views of the bay while the west side will offer a more contemporary view of the city.  Enjoy indoor-outdoor living space that flows seamlessly to expansive balconies.  The best part is the views will be unobstructed because of the glass balcony rails on every private terrace!

Each unit will feature designer finish packages complete with gourmet appliances, quartz countertops, porcelain flooring, and floor to ceiling windows.  The amenities at One are planned to be a top of the line oasis with a large, private resort deck, a state of  the art fitness center, resort style pool, whirlpool/spa, cabanas, game room, and a common room complete with a bar and catering kitchen.

One is a massive building, sitting on an entire city block.  The architects who designed the building thoughtfully placed retail space on the first level of the building.  Keep your eyes peeled for new stores or restaurants after the building is complete. Perhaps you have already had the opportunity to visit the new Hyatt Place, sitting on the same block as One.

If One sounds like a dream come true for you, they only a few units left! The fact that a 253 unit building is nearly sold out prior to completion is another testament of how rapidly our beautiful city is growing!  Call us today to reserve your unit before they are all gone.

While One promises a new era for St Pete, we think we will always stay a little weird, quirky, and fun! We welcome the changes that are coming but we will never forget where our charming, unique city started.

The Search for St Pete's Best Taco

It would seem that my quest for the best taco in the world has hit a snag… St Petersburg has too many options for great tacos! From the traditional to the deliciously weird, tacos rule this foodie town!

So where are some favorite taco joints?

  1. Red Mesa Cantina

Located in the heart of downtown, Red Mesa Cantina has perfected the taco… (and everything else in my opinion.). Red Mesa Cantina leans more modern in their tacos with flavors like sweet potato and chorizo, duck confit with goat cheese and red chile jelly (pictured below), and ahi tuna with wasabi aioli and soy orange coulis.  No matter what kind of taco you get, I promise you a flavor packed punch with every bite!

Red Mesa Cantina tops our list for unique flavors, perfect ambiance, best patio, and best margarita! While you’re there, check out one of their two rooftop bars! If you love the food at Red Mesa Cantina, be sure to check out their sister restaurants; Red Mesa Restaurant and Red Mesa Mercado.

2. Casita Taqueria

Are you are a more traditional, Mexican taco lover? If so, then either location of Casita Taqueria will tickle your tastebuds! Casita Taqueria prides itself on traditional Mexican flavors and they only use the freshest items available to make their homemade corn tortilla tacos and homemade salsas!

You can taste the pride in every bite with slow cooked meats, homemade tortillas, and fresh ingredients.  Chow down on traditional favorites like carne asada, barbacoa, pollo tinga, and more!

Casita Taqueria tops our list for traditional Mexican food with a fun, relaxed atmosphere complete with ample outdoor seating! Oh! And if you have been looking for the infamous white queso, you can find it here!

3. Numex Chile

Numex Chile is not traditional Mexican food but rather it is New Mexican cuisine.  If you like a bit of a savory tang to your tacos, then you will love it here! They harness the powers of the Hatch chile pepper in all of their delicious foods!

Tacos are actually a very small portion of Numex’s menu, but they are so delicious and unique I had to include them on our list! While the selection is somewhat limited, the tacos are all fresh, delicious, and filling! Enjoy flavors like ground beef, tempeh, soyrizo, and chicken.  The restaurant is charmingly small and refreshingly modern and open with plenty of outdoor seating.

Numex tops our list for New Mexican tacos with a bit of a kick! Discover the Hatch chile and all of the flavor you have been missing out on and enjoy the food of the southwest!

4. Better Byrd

Perhaps you are not so adventurous and you prefer the comforts of American style tacos? Then Better Byrd wins this category! Better Byrd combines the shape of a taco with all of the flavors of their chicken sandwiches and it is a delicious win for even the pickiest of eaters!

Explore options like pulled chicken with bbq, slaw, and fried jalapeño, or pulled chicken with pineapple, jalapeño, parmesan cheese, and their extremely addictive cluck sauce.  These tacos are filled to the brim with flavor and food!

Better Byrd tops our list for American style tacos and a great place for good food, fast! While you are there, make sure to pick up some mini doughnuts! These tiny treats are obsession inspiring!

5. Tijuana Flats

If Tex-Mex is your favorite taco style then Tijuana Flats is your new go-to! The hot sauce bar alone is a reason to visit! No matter how spicy you like it, they can make it happen! Some of their sauces aren’t exactly PG rated in their names…. so leave the kiddos behind on your visits to the hot sauce bar.

Dig into hard or soft tacos with traditional Tex-Mex flavors like blackened chicken, steak, black bean, or crispy fish. Make sure you ‘make it wet’ by adding queso or switch it up by adding different hot sauces! Explore their ‘flat outrageous’ tacos that offer guests more unique flavor combinations!

Tijuana Flats tops our list for best Tex-Mex, best service, and best hot sauce selection! Get saucy, cheesy, and/or spicy! Just enjoy!

Okay folks. Moral of the story here? Tacos are the best. Tacos are life. Tacos win best category of food ever. There is no such thing as a bad taco. (I firmly believe that even a “bad” taco is still a taco so it’s pretty darn delicious…)

We don't like our clients to be hangry (hungry and angry). So we made it our mission to be helpful in the local business and foodie department! We will happily help you with all of your real estate needs... but first, tacos!
